Most people guess the grant and stop there. The real answer, stacked properly, can run well past $100,000 in combined value.

The grant
The Queensland First Home Owner Grant is $30,000 for new homes valued under $750,000. It was due to drop back to $15,000 this July, but the June 2026 state budget extended the $30k rate out to June 2030.
New builds only. Established homes don't get the grant. And it's paid at settlement, so it doesn't work as your deposit, though it absolutely works as a buffer for costs.
The stamp duty layer
Since May 2025, Queensland first home buyers pay zero stamp duty on new homes, with no price cap. Buying established instead? The first home concession applies under $800,000 and saves up to $24,525.
Note from the June 2026 budget: from 1 August 2026, you'll need to be an Australian citizen, permanent resident or specified foreign retiree to claim these concessions.
The federal layer
Stack the 5% Deposit Scheme on top. Since October 2025 it has no income caps and no place limits, and covers properties up to $1 million in Brisbane, the Gold Coast and Sunshine Coast. You buy with a 5 percent deposit and skip lenders mortgage insurance, which alone can be worth $30k to $40k.
There's also Queensland's Boost to Buy shared equity scheme, where the government can contribute up to 30 percent of a new home's price and you need as little as 2 percent deposit, subject to income caps.
Worked example
A $720k new build in Brisbane: $30k grant, zero stamp duty (roughly $17k saved versus standard rates), LMI avoided under the deposit scheme (roughly $30k), on a $36k deposit instead of $144k. That's the difference between buying next year and buying in 2032.
