Logan and Beaudesert for First-Home Buyers: Where Value Sits

Ben Jackson ·29 October, 2026 ·8 min read

A buyer's agent probably matters less if you're signing a straightforward developer package in a growth estate. They matter more if you're buying an established home, comparing several estates, or can't tell whether a price is right. That's the short answer. The longer one starts with a fact that surprises people: under $1m, the Logan to Beaudesert corridor is not one market. It's two, with different rules, different costs and different risks.

This is general information, not financial advice. Check your own borrowing, tax and eligibility with a licensed broker or the Queensland Revenue Office.

Where the money sits now

Logan City Council's 2026 Economic Update put the median Logan house at $890,000 in January 2026, up 16.2% over the year and double the 2021 median. The median unit was $610,000. Median asking rent was $630 a week for houses.

Two caveats. That figure is from early in the year, and Brisbane-area values have since come off. Cotality's index has Greater Brisbane dwelling values peaking in May and falling 1.5% in September, the sharpest monthly fall among the capitals. The Brisbane median dwelling value is $1,048,880, down 4.7% over the quarter but still up 5.9% on a year ago. So the current Logan median may well be lower than $890,000.

The Beenleigh area, which sits in the Logan to Beaudesert region, had a median value of $881,397 and annual growth of 9.1% to September 2026, according to Cotality. One broker guide puts house medians in Cornubia, Shailer Park and Springwood above $1,000,000.

Put those together and a sub-$1m budget mostly points you to two places: new estates on the outer edge, or older established suburbs and Beaudesert.

Two purchases, two sets of rules

New house-and-land (e.g. Flagstone, Yarrabilba, Logan Reserve) Established home (older Logan suburbs, Beaudesert)
Queensland transfer duty Nil for contracts dated 1 May 2025 or later, with no value cap Nil at $700,000 or less, phasing out to nothing at $800,000
$30,000 First Home Owner Grant Yes, if the total is under $750,000 No
What you're really negotiating Package price, inclusions, land versus build split Price against recent sales

Two things sit under that table. The grant covers new homes valued under $750,000, and that value includes the land and any contract variations. You also have to move in within one year and live there for at least six months. The 2026-27 State Budget kept the $30,000 amount for contracts from 1 July 2026. For more on how the pieces fit together, see the Queensland grant stack-up and the first home buyer grant checker.

Since 1 August 2026, anyone claiming a Queensland home or first-home duty concession also has to be an Australian citizen, a permanent resident or a specified foreign retiree. Temporary residents generally pay full duty plus the 8% additional foreign acquirer duty.

A worked example: the $950,000 package

One broker guide puts a new four-bedroom house-and-land package in Logan Reserve at about $950,000 in 2026. That's one example from a marketing page, not a market median, but it shows how the rules bite.

  • Duty: nil, because new homes have no value cap. Good.
  • The $30,000 grant: nothing, because the price is well above $750,000. This is the easy one to miss. A package that looks like a new-build deal can sit outside the grant.
  • The 5% Deposit Scheme: it has had no income cap or place limit since 1 October 2025. The price cap is $1,000,000 for Brisbane, the Gold Coast and the Sunshine Coast, and $700,000 for the rest of Queensland. Both the purchase price and the lender's valuation must be at or under the cap, and the cap follows the suburb and postcode. Sources are inconsistent on how Logan and Beaudesert are treated, so check each postcode on Housing Australia's tool before you assume a cap. Our post on the 5% Deposit Scheme covers the catch.

That's a lot of moving parts, but a decent broker and a decent conveyancer can handle most of it. What they can't tell you is whether $950,000 is a fair price for that land and that build.

Checking a package price

Logan City Council puts the median construction cost of a stand-alone house at $416,766 for 2024/25, up from $370,336 the year before. That's a benchmark, not a quote. It does give you a way to test a package: ask for the land price and the build price separately, then ask what's in the build (landscaping, driveway, fencing, floor coverings). Compare the same inclusions across two or three estates. If a developer won't split the numbers, that tells you something.

For how overpaying happens quietly, see how buyers overpay without knowing.

The established side: the duty cliff

On an established home you get no grant, and the duty concession shrinks across a $100,000 band. Nil duty at $700,000 or less, down to nothing at $800,000, worth up to $24,525. A home priced at $795,000 and one at $695,000 are very different propositions for your cash, even if the street is the same.

That's useful when you're negotiating. It also means you should run your own numbers before you fall for a listing. The stamp duty calculator will show the effect of each price point. Older Logan suburbs also come with the usual established-home checks: building and pest, flood overlays, and how recent comparable sales really compare.

Beaudesert is a different market

One data aggregator shows a Beaudesert (4285) median house value of $820,392, up 14.3% over 12 months and 3.7% below an August 2026 peak of $851,500. It also shows 210 houses sold in the 12 months to 1 September 2026. That's a small pool, so a couple of sales can move a median. Published Beaudesert medians vary by source and method, so treat any single figure as a guide and check recent sales yourself.

The bigger question is travel. Beaudesert is a long way out. The Greater Flagstone Priority Development Area, west of the Mount Lindesay Highway along the Brisbane to Sydney rail line, covers 7,188 hectares and is expected to provide about 50,000 dwellings for up to 120,000 people. Planning documents include passenger rail from Salisbury to Flagstone in the long term, and describe extending it to Beaudesert only as a longer-term opportunity. I'd treat a Beaudesert train as an idea, not a plan, and price in the car.

If you're weighing it up against Logan, count fuel, tolls, a second car if you need one, and what the drive does to your week. Do the drive at peak hour before you sign anything. The cheaper entry price can look less cheap after that.

Rates and timing

The RBA lifted the cash rate to 4.60% on 29 September 2026, the fourth increase this year and the highest level since late 2011. The next decision is due on 3 November. Nationally, Cotality's index fell 1.1% in September, the sixth straight monthly fall. The rate rise came after that data period, so its full effect isn't in the numbers yet.

I'm not going to forecast what happens next. What you can do is test your budget at today's rate rather than last year's. Try the borrowing power calculator and the mortgage repayment calculator, and read why borrowing power dropped this year.

So who gets value from a buyer's agent?

Probably less value: a first-home buyer taking a straightforward package from one developer, with a broker and conveyancer on side and a clear land and build split. There's less to negotiate and fewer comparable sales to read.

More value:

  • An established purchase. Price reading, negotiation and the $700,000 to $800,000 duty band all matter. The negotiation problem is real when the selling agent does this every day.
  • A comparison across estates. Flagstone, Yarrabilba and Logan Reserve each have different packages, inclusions and resale prospects. Someone who looks at them regularly can save you a lot of weekends.
  • A buyer who isn't sure the price is right. That includes anyone looking at Beaudesert, where sales are thinner and medians are less reliable.

Buyer's agents charge in different ways, such as a fixed fee, a percentage or an upfront engagement fee, so ask exactly what you'd pay and when. Our guide to what a buyer's agent costs and seven questions to ask before you pay are good places to start. For a wider view, there's an honest breakdown of whether it's worth it.

If you'd like to speak to a licensed buyer's agent who works the Logan and Beaudesert corridor, Converta can match you with one. Your details are only shared with the agents matched to your enquiry, and speaking to more than one is a sensible way to see who suits you.

Whatever you decide, check flood overlays, infrastructure charges and estate covenants before you sign, and confirm your eligibility for each concession and grant directly with the Queensland Revenue Office.
